Market Analysis
Step one is actually a two step process. In the initial meeting, your REALTOR® surveys the house, analyzing what amenities and features will promote your home best in the market. Additionally, your Legacy agent may suggest improvements to maximize the property value and boost your bottom line. After the meeting, your Legacy agent will compile his or her observations into a Comparative Market Analysis or CMA.
At the second meeting, you and your agent review the CMA to better understand how your home ranks in the market. You can then find out what similar homes have sold for in the last six months. Essentially, this meeting develops a strategy to sell your home. Your market analysis is paramount to achieving the best price for your property. Legacy Realty will do everything to assure you the best value for your home through this careful and in depth research.
Listing
At the listing appointment, you and your REALTOR® will finalize your asking price and commence with the listing contract. With a signed contract in hand, your Legacy agent goes to work, putting your property on the market and before the eyes of potential buyers. Legacy Realty uses the MLS, Multiple Listing Service, to share your home with REALTOR® outside of their own firm. The MLS broadens the reach of your listing in order to reach as many buyers possible.
Legacy also provides photography of the interior and exterior. These pictures are assembled to create a virtual tour of your home. 80% of buyers go to the Internet first when looking for a home. You can rest assured that your home will be displayed in a descriptive and easy to read format on our website. Legacy Realty will create a full-color sheet of your home to be placed in your home as well as on your sign out front of your home.
Showings and Feedback
By now, a handful of interested buyers have done the homework on your house be it online, in print or on the MLS. It's time for them to see, touch and experience your home. Every showing is immediately followed up by your Legacy agent to see if any interest exists. Just as important as the existence of interest is the feedback our agents receive from potential buyers and buyer agents. These responses refine our approach as laid out in the second phase of the market analysis.
Offer
This is the moment we’ve been waiting for, the offer. Once your agent receives the offer, it will be presented to you. At this moment, you will be glad you chose to work with such an experienced team of REALTORS®. After reviewing the offer you can: accept it, come up with a counter offer or reject it. Remember, buyers generally work with other REALTORS®. We take great pride in our ability to negotiate, getting you the best price for your property.
Closing
It’s time to MOVE ONWARD! This day means the sale of your home is complete. You can now MOVE ONWARD to your next stage. Congratulations!
